Search for home prices in Pompano Point and you'll land on a single figure: the median sale price for Pompano Beach, somewhere in the low $400,000s as of the first quarter of 2026. That number is real. It is also close to useless if you're trying to buy or sell here, because it blends two markets that have been moving in opposite directions all year.
In the ZIP code that covers Pompano Point's oceanfront core, 33062, the first quarter of 2026 produced 145 closed sales of condos and townhomes at a median price of $446,000. In the same ZIP code, over the same three months, only 24 single-family homes sold, at a median of $1,462,500. The average single-family sale price came in even higher, around $3.15 million, pulled up by a handful of waterfront closings. One ZIP code, one quarter, and a median gap of more than a million dollars between property types.

That split isn't a rounding error. It's the story of Pompano Point right now, and it explains why two buyers with the same budget can walk away with completely different impressions of what this market rewards.
Zoom out to the city level and the same pattern holds through the middle of 2026. In June 2026, single-family home sales in Pompano Beach were flat in volume compared with June 2025, but the median price rose 15.8% year over year to $550,000, and the average sale price jumped 65.5% to roughly $1.17 million. Over that same month, condo and townhouse sales rose 21.1% in volume, yet the median price fell 3.6% to $265,000, even as the average price rose sharply on the strength of a few high-end closings.
More sales, softer median. That's the condo side of the ledger. Fewer sales, higher median. That's the single-family side. Days to contract on condos stretched to a median of 101 in June 2026, up from 84 a year earlier, and sellers in that segment were netting an average of 90.5% of their original asking price. Buyers aren't walking away from condos. They're negotiating harder before they commit, and the reason shows up in the same reporting: buyer hesitation tied to HOA fees, reserve funding, building condition, special assessments, milestone inspections, and financing restrictions on older buildings.
Single-family buyers in Pompano Point aren't weighing any of that. They're weighing land, dock access, and a shrinking pool of waterfront lots, and they're bidding accordingly.
Part of what's propping up confidence in the single-family and waterfront side of Pompano Point is visible if you look a few blocks inland from the water. The city's Community Redevelopment Agency is in the middle of turning the historic McNab House, a home built in 1926 and relocated to McNab Park in 2020, into a restaurant and botanical garden, with construction on the project slated to begin in September 2026 and run through the end of 2027. It's one piece of a much larger East CRA effort that also touches the Fishing Village, Harbor Village, and the Atlantic Boulevard bridge corridor, all funded through tax increment financing rather than a new tax.
The mechanism matters more than the ribbon cutting. The city's own description of how that financing works is direct: as property values increase, a portion of the new tax revenues go into a special CRA account, and that money can only be spent on redevelopment inside the district. In plain terms, the CRA's projects are funded by the appreciation they're meant to help cause. That creates a real incentive for the city to keep pushing value upward in this specific stretch of Pompano Beach, which lines up with what the sales data already shows in the single-family segment.
None of that changes the math for a condo buyer weighing an aging building's reserve study against a newer one. But it does help explain why land and waterfront single-family product in Pompano Point has held pricing power while the condo segment has needed more time and more concessions to close.
A single median price tells you almost nothing about which of these two markets you're stepping into. A few things worth knowing before you set expectations:
Is Pompano Point a buyer's market or a seller's market right now? Both, depending on what you're buying. Condo sellers are giving up more ground and waiting longer to contract. Single-family and waterfront sellers in the same ZIP code are seeing prices rise with far less inventory to compete against.
Why would prices fall for condos while rising for houses in the same ZIP code? Different risk profiles. Condo buyers are pricing in building-level financial exposure, reserve funding, insurance costs, and the possibility of a special assessment. Single-family buyers are pricing in land scarcity and, in parts of the district, a public redevelopment push that's already funded and underway.
What is a CRA and why should it factor into my decision? A Community Redevelopment Agency is a city mechanism that captures the growth in property tax revenue within a defined district and reinvests it in that district, funding things like the McNab House restaurant and garden project without raising tax rates. Property inside an active CRA boundary is often riding a different appreciation trajectory than property just outside it, which is worth understanding before you set a price expectation based on a citywide median.
